Annually, J Turner Research uses the Online Reputation Assessment (ORA) score metric to evaluate the performance of the 50 states and the District of Columbia and rank the top properties in each. This year, we’re featuring this ORA Power Ranking in April – The Top Properties by Online Reputation in the 50 States and D.C. Washington, D.C., continues its run as the top in the nation for the sixth consecutive year, with an average ORA of 67.96. The leading property in the District is 2800 Ontario (Washington), managed by WC Smith, with an ORA of 96. WC Smith manages four of the top 10 properties in D.C.
To be eligible for the April state ranking, a property had to have a minimum of 10 reviews on various review sites and ILSs. To view the 2019 statewide ranking, visit May 2019.
For the second year in row, North Carolina ranks second with an ORA of 67.22, followed by Massachusetts at No. 3 with an ORA of 67.13. In North Carolina, Blu on Farrington (Chapel Hill), managed by Zaremba Management Co., is the top property with an ORA of 98. In Massachusetts, Avalon Sudbury (Sudbury), managed by AvalonBay Communities, is the top property with a 95 ORA. AvalonBay manages six of the top 10 properties in this state.

- Twenty-five states scored at or above the national average ORA of 63.54.
- Among the 494 properties listed this month, 367 properties scored at or above a 90 ORA.
- The April ranking features 253 management companies.

Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their Online Reputation Assessment (ORA) scores. Methodology
The ORA score is an aggregate compilation of a property’s ratings across 21 plus review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 116,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
