In the April issue of ORA Power Rankings, we feature the top 10 properties by their ORA score (Online Reputation Assessment) in the 50 states and the District of Columbia. We also rank the states with regards to their online reputation among apartment residents. The state-wide ORA ranking was last featured in March 2018. Twenty-eight states scored at or above the national average ORA of 61.80.

Scroll down for an interactive map to see the top 10 properties in your state. To be eligible for this ranking, a property had to have a minimum of 20 reviews on various review sites and ILSs.

With an ORA of 67, Washington, D.C., maintained status quo as the favorite among apartment residents by online reputation for the fifth consecutive year. The leading property in the District is 2701 Connecticut (Washington), managed by WC Smith with ORA of 95. WC Smith manages four of the top 10 properties in D.C.

North Carolina ranks second after D.C. with a score of 66.06 and Massachusetts ranks third with a score of 65.12. In North Carolina, Sycamore at Tyvola (Charlotte), managed by Switzenbaum & Associates, is number one with an ORA of 95. In Massachusetts, The Kensington (Boston), managed by Bozzuto, ranks supreme with a score of 96. Four of the top 10 properties in this state are also managed by Bozzuto.

Among the 497 properties listed in this month’s ranking, 342 properties scored at or above an ORA of 90. Two properties scored a 99 ORA —The Wire (Omaha, Nebraska), managed by NuStyle Development Corporation, and 500 Crawford (Houston), managed by Finger Companies.

The April ranking features 228 management companies for all top properties across the states, excluding privately managed properties. The firms that manage the most top 10 properties across the states and D.C. include: Greystar (37), Bozzuto (19), Five Star Senior Living (15), RAM Partners (12), and Princeton Properties (10).

Methodology

The ORA score is an aggregate compilation of a property’s ratings across 21 plus review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 101,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
