The Elite 1% Properties by ORA for 2019

The sixth annual Elite 1% ORA Power Ranking of Properties is here. In 2019, 1,290 properties earned the Elite 1% distinction with a minimum ORA (Online Reputation Assessment) score of 90. This ranking is based on monthly online reputation research of over 116,000 properties across 21-plus review sites and ILSs.

The property with the most outstanding reputation for 2019 is The Wire (Omaha, Neb.), managed by NuStyle Development, with an ORA of 99. To view the complete Elite 1% list of properties, please visit https://www.jturnerresearch.com/ora-elite-2019.

The Top 100 of the Elite 1% 2019 group listed below are a healthy mix of incumbents and newcomers—38 properties were in the Top 100 last year, 28 were in the Elite 1% group last year and have worked their way up to the Top 100 in 2019, and 34 properties are new entrants. Cobalt Apartments in Santa Clara, Calif., managed by Prometheus, rose highest in the rankings this year from 1,173 in 2018 to 96 in 2019.

The Courts of Devon (Gaithersburg, Md.), managed by The Bozzuto Group, took the second spot in this year’s ranking. At the third position is The Retreat at Trinity Apartments (Trinity, Fla.), managed by Greystar. Both properties scored a 98 ORA. A property had to register a minimum ORA score of 90 and have at least 20 online reviews to be eligible for this ranking. For properties with the same ORA score, the property with the higher number of reviews ranked higher.

The national average ORA is 63.05. The ORA score is the multifamily industry’s standard to measure and benchmark a property’s online reputation.

The influence of online reputation on prospects’ decision-making continues to be on the upswing. According to a study involving more than 22,000 residents, although multiple factors affect prospects’ decisions to rent at a property, online reviews account for a significant 58% of the total influence. This influence was 52% in 2018.

As properties strategize to outdo each other with regards to their digital curb appeal, the competition to enter the Elite 1% group is heating up by the year. Out of the 1,234 properties last year, 718 made a return appearance this year, while 573 are first-timers in the Elite 1% group.

In the 2019 Elite ranking, 41 properties are privately managed. The top five management companies to manage the most elite properties are Greystar (106), Bozzuto (51), Five Star Senior Living (40), and RAM Partners and Lincoln Property Co. (38 each).

The top five states with the highest share of Elite 1% properties are Texas (151), California (108), Florida (104), North Carolina (84), and Maryland (57).

Methodology

The ORA score is an aggregate compilation of a property’s ratings across 21 plus review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 116,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
