The sixth annual Division ORA Power Ranking is live. We rank the top 25 companies in divisions II, III, IV, and V based on their Online Reputation Assessment (ORA) scores. We monitor the online reputation of over 144,000 multifamily properties in the country to determine individual ORA scores based on a scale of 0 to 100 for each property.

Division I (companies on the 2024 NMHC 50 list)
The Division I companies with the best online reputation for 2024 was announced in May: Top 10 of the NMHC Top 50 management companies.
Division II (20,000 to 34,514 units)
The top management company in Division II is AMLI Residential with an 80.61 ORA. The average ORA score of the 25 companies in this group is 71.65.
Division III (10,000 to 19,999 units)
The top management company in Division III is Hanover Co. with a 96 ORA, making it the company with the highest ORA score across all divisions. The average ORA of the 25 companies in Division III is 78.14.
Division IV (5,000 to 9,999 units)
The top management company in Division IV is Northwood Ravin with a 90.7 ORA. The average ORA of the 25 companies in this group is 81.35.
Division V (2,000 to 4,999 units)
The top management company in Division V is Nustyle Development with a 93.3 ORA. The average ORA of all 25 companies in this group is 82.51.
We announced the top companies in Division I based on the National Multifamily Housing Council’s 2024 top 50 list in May. By expanding the ranking to divisions II, III, IV, and V, we have created a level playing field that enables multifamily companies to benchmark their online reputation against companies with a similar unit count.
These top-performing companies’ sharp focus on elevating the resident experience and consistently aiming to go above and beyond for them is evident in their high ORA scores.
The unit cutoff for each division was determined based on the portfolio data obtained from Smart Apartment Data in June.
Best of Awards
Based on our artificial intelligence (AI) tool, we introduce the Best of Awards to rank the divisions II, III, IV, and V winners based on the top five categories—Customer Service, Communication, Maintenance, Cleanliness, and Security. These categories are most often mentioned in reviews and have the highest correlation to resident satisfaction.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of over 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
