J Turner Research announces the 10th annual Division I ORA Power Ranking—the top 10 of the National Multifamily Housing Council’s (NMHC’s) 50 Largest Apartment Managers ranked by their Online Reputation Assessment (ORA) scores.
Congratulations to Hawthorne Residential Partners, the No. 1 management company with the most stellar online reputation in the nation for the third year. Hawthorne Residential Partners scored a companywide ORA score of 86.61.
“What has made Hawthorne successful for three years in a row is their resident-first focus and a top-down approach. There is consistent involvement and communication on goals and expectations from the leadership. The company strategically reviews its ORA data each month and immediately ensures that its teams understand how to proceed forward,” says Nicole Patterson, J Turner Research’s director of training and business analytics consulting.
Bozzuto ranked second with an ORA score of 83.76, followed by Windsor Communities with an ORA score of 82.78.
To view the complete list of the top 10 managers by ORA, please see the table below. The average ORA score of the top 10 managers is 82.30, while the national average is 61.77.
To qualify for the Division I ORA Power Ranking, a company must be featured in the NMHC Top Managers list. The top 10 companies are determined based on their ORA scores as of April. The NMHC unit count for the top 50 ranking this year starts at 34,515 units and above.
We will rank the top companies in Divisions II (20,000 to 34,514 units), III (10,000 to 19,999 units), IV (5,000 to 9,999 units), and V (2,000 to 4,999 units) in July.

Most Improved Companies
Improving a company's online reputation is a team effort between marketing and operations. Companies that internally work together to consistently listen to and strategically act upon the feedback shared by residents both online and offline can ultimately provide an elevated resident experience. An improved resident experience leads to a better and more positive online reputation, as measured by J Turner's ORA score.
The table below lists the managers from the NMHC’s list that made the most significant year-over-year improvement in their ORA scores in April.

Einstein Best of Awards
This year, we introduce a ranking of the NMHC’s top managers based on Einstein’s top five categories—Customer Service, Communication, Maintenance, Cleanliness, and Security. These categories are most often mentioned in reviews and have the highest correlation to resident satisfaction.
Einstein is an avant-garde, proprietary tool that analyzes and classifies individual review comments by positive and negative sentiment into 22 operational categories specific to the multifamily industry. These categories have been determined following an in-depth analysis of over 2 million reviews.

About the ORA Power Rankings
Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their ORA scores. A property or management company is not required to be a J Turner Research client to qualify for this ranking, which is published by J Turner’s media partner Multifamily Executive. To learn more or to request your ORA score, visit www.jturnerresearch.com/about/what-is-ora-score.
Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 140,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
