Entrata Expands ELI+ Suite With AI-Powered Maintenance Solutions
Entrata, an AI-powered operating system, has expanded its Entrata Layered Intelligence (ELI+) suite with an AI-powered maintenance solution.
Part of the ELI+ suite, Maintenance AI simplifies how residents initiate and manage service requests through a conversational assistant. AI allows the tool to instantly categorize issues, detect emergencies, and troubleshoot suggestions that can resolve minor problems before a technician is needed. Residents also can upload photos and videos through the chat to provide property teams with clearer diagnostics.
On the back end, the AI-powered system lets property teams coordinate maintenance with more efficiency and visibility. Work orders are auto-routed based on technician skills and capacity.
“Maintenance may be behind the scenes, but it’s central to the resident experience,” said chief operating officer Catherine Wong. “Our new AI tools bring smart automation to one of property management’s most complex challenges and empowers teams with insights that drive efficiency, elevate service, and reduce costs. We’re building on the strong foundation of property management to make it even more connected and impactful.” entrata.com
Funnel Unveils AI-Powered Call Analysis
Funnel, an AI-infused multifamily customer relationship management platform, has launched its newest product, Insights, an AI call scoring, coaching, and resident sentiment solution. With Insights, operators can gain instant performance feedback and real renter intelligence to turn each call into a coaching and leadership opportunity.
Insights analyzes and scores all prospect and resident calls, with managers getting transparent performance data and teams getting fast feedback with always-on AI.
The key capabilities include: automated call scoring and coaching across each property portfoliowide; AI-driven summaries and action items synced to the call transcript; resident feedback without surveys; smart-voice biometrics to pinpoint who is on the call; custom scorecards by asset type; and multilingual support.
“The future of multifamily isn’t AI replacing humans—it’s AI and human working together to deliver better outcomes,” said CEO Tyler Christiansen. “Insights is a perfect example of that. It gives teams the data and coaching they need to grow, while giving operators the visibility to lead with confidence. And it opens the black box of what your residents are really calling about, giving you an opportunity to make changes and have your people focus on high-value interactions. When technology supports people—not replaces them—that’s when real transformation happens.” funnelleasing.com
HappyCo Expands Centralized Maintenance With Built-In AI Engine
HappyCo, a centralized maintenance platform, made a major platform expansion. At the center of the latest innovation is Joy, HappyCo’s proprietary, built-in AI that enables users to ask direct questions about maintenance operations. Joy can instantly transform raw operational data into actionable insights.
Complementing Joy is Property Profile, which offers a snapshot of operational health at the property and portfolio levels in real time. New enhancements also were made to HappyCo’s flagship remote maintenance service Happy Force.
“AI’s real value isn’t in automating what we already do—it’s in seeing what we’ve been missing,” said CEO Jindou Lee. “We trained Joy on millions of actual service records from real properties. When it tells you why site A takes twice as long to turn units as site B, or flags that you’re about to have three HVAC systems fail next month, that’s your data talking back to you.” happy.co
RealPage And OpenAI Join Forces
RealPage has unveiled Lumina AI Workforce, an agentic AI platform for the multifamily industry. Lumina AI agents are embedded into the existing RealPage systems to create a single, coordinated network that can operate deeper across a property life cycle.
The agents work across leasing, operations, facilities, finance, and resident engagement, and they collaborate autonomously while partnering with human teams to handle routine tasks and surface real-time insights.
Central to RealPage’s vision is a collaboration with leader OpenAI aimed at accelerating development of advanced agentic AI capabilities specifically for the multifamily industry. This collaboration combines early access to OpenAI’s advancements in large language models, reasoning, and multi-agent coordination with RealPage’s multifamily-focused innovation to power Lumina AI.
“This collaboration with OpenAI marks a defining moment for the future of multifamily,” said RealPage CEO and president Dana Jones. “We’ve laid the groundwork for AI in multifamily, and now we’re entering a new era, one where intelligent agents work in harmony to transform how properties operate, how teams perform, and how residents experience superior living.” realpage.com
SmartRent Adds AI-Powered Intelligence Layer
SmartRent, a provider of smart communities and smart operations solutions, has introduced an AI-powered intelligence layer and enhanced energy management tools to help operators make informed decisions around utility waste reductions, cost-cutting, and ESG [environment, social, and governance] goals.
As part of SmartRent’s continually evolving platform, SMRT IQ is powered by live device data to help teams unlock portfoliowide insights from connected hardware to make faster and smarter decisions across operations.
According to SmartRent, while the data has been available, SMRT IQ replaces the friction of manual reporting with immediate intelligence. It introduces a conversational AI layer that translates property-level device data and operational metrics into instant property insights.
“SMRT IQ marks a significant milestone in SmartRent’s evolution. It delivers constant, real-time IoT-device level data and visibility into all aspects of property performance, enabling the decision-making process with insights that just weren’t possible before,” said chief technology officer Isaiah DeRose-Wilson. “By combining that data with conversational AI, we’re helping teams make smarter decisions faster and act with confidence at scale. It’s further connecting teams to their communities, saving them time and improving business agility across the board.” smartrent.com
Snappt to Launch AI-Enabled Verification of Rent
Snappt, a platform for applicant trust in multifamily housing, is planning to add AI-enabled Verification of Rent (VOR) powered by Trigo. In addition to VOR, it is expanding its platform with enhanced Verification of Assets (VOA) and bank account linking supported by a new partnership with Mastercard’s open banking platform delivered by Finicity.
VOR, powered by Trigo, helps property managers automatically and accurately verify applicant rental payment history, eliminating the outreach to prior landlords. VOA helps approve creditworthy applicants with significant assets who may not meet traditional income requirements.
“Leasing should be fast, secure, and grounded in trust,” said James Hyde, the newly appointed CEO at Snappt. “Property managers today are under increasing pressure to move quickly without sacrificing accuracy. We are addressing this need and setting a new standard so operators can make decisions with greater confidence and less manual effort.” snappt.com
