April’s ORA Power Ranking focuses on the top residential real estate investment trusts (REITs) in the nation. We rank these REITs based on their Online Reputation Assessment (ORA) scores and their performance in the top five operational categories that matter most to residents—Customer Service, Communication, Maintenance, Cleanliness, and Security. The top operational categories are determined by J Turner’s Einstein Tool that analyzes open-ended feedback and categorizes it into 22 operational categories.
The multifamily REITs featured in this Power Ranking include 15 private, public, and public non-listed REITs listed by NAREIT.
Top REITs by ORA
Veris Residential with an ORA of 85.94 is the No. 1 REIT in the nation for online reputation. BSR ranks second with an ORA of 81.29, followed by Avalon Bay Communities with an ORA of 77.66. The REITs are ranked based on their ORA scores as of December 2024.
The average ORA score of these REITs is 69.41 compared with the national average of 62.05.

REIT Rankings by Einstein
In addition to the ORA score rankings, we feature the Einstein Best of Award—a ranking of the REITs in five of the most critical areas of on-site operations.
To determine these awards, J Turner Research utilizes its categorization tool, Einstein, to rank the multifamily REITs based on an aggregation of their open-ended feedback left within reviews in 2024. Using our proprietary AI Thought Analysis, all open-ended feedback is categorized into 22 operational categories specific to the multifamily industry. Having analyzed over 8 million reviews, Einstein provides unparalleled access into the quality of REITs’ operations focused on five key operational aspects.
To rank the REITs based on Einstein’s top categories, we analyzed all reviews for all properties under each REIT for the past 12 months. In total, Einstein analyzed over 272,448 online reviews for these REITs. Any ties were broken based on their ORA scores.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
