The March issue of ORA Power Rankings evaluates the performance of the 50 states and the District of Columbia with regards to their online reputation among apartment residents. We rank each of these “states” per their ORA score (Online Reputation Assessment score) and feature the top 10 properties in each. The state ORA ranking was last featured in October 2017. Scroll down for an interactive map to see the top 10 properties in your state. To be eligible for this ranking, a property had to have a minimum of 20 reviews on various review sites.

Washington, D.C., maintained status quo as the top favorite among apartment residents by online reputation. With an ORA score of 67, the district bagged the number one spot in this ranking for the fourth consecutive year. AVA NoMa (Washington), managed by AvalonBay Communities, Inc. scored 95 to retain its number one spot in the District. Out of the top 10 pool of properties in D.C., Bozzuto manages three and W.C. Smith manages two.

Twenty-six states scored at or above the national average ORA of 60.01. The national average has jumped by 2% since October 2017. North Carolina ranks second after D.C. with a score of 65 and Maine ranks third with a score of 64.

In North Carolina, Camden Gallery (Charlotte), managed by Camden Property Trust, is the top property by online reputation with an ORA of 97. Hawthorne Residential Partners manages six of the top 10 properties in North Carolina.

In Maine, Back Bay Tower (Portland), managed privately, clinched the top spot with an ORA of 89. Five of the top 10 properties in Maine are managed by Princeton Properties.

Among the 493 properties listed in this month’s ranking, 281 properties scored at or above an ORA of 90. Two properties scored a 99 ORA to battle for the number one spot in this ranking: The Kensington (Boston, Mass.), managed by Bozzuto, and The Wire (Omaha, Nebraska), managed by Nustyle Development.

One hundred and ninety-six management companies are listed for the properties included in this ranking, excluding privately managed properties. The firms that manage the most top 10 properties in the 50 states and D.C. in March are Greystar (30), Bozzuto (18), AvalonBay (15), and Princeton Properties and Towne Properties (10 each).

At the state level, in 18 states, all the top 10 properties scored 90 or above: Alabama, California, Colorado, Florida, Georgia, Illinois, Indiana, Maryland, Massachusetts, New York, Nebraska, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. All of the top 10 properties in D.C. also scored 90 or above.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites. Each month, J Turner Research monitors the online ratings of more than 75,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast a company’s individual properties and portfolios nationally, regionally, and against the competition.
