The spring issue of ORA™ Power Rankings focuses on the ORA (Online Reputation Assessment) scores of the 25 most-populous MSAs (metropolitan statistical areas) in the nation. For each MSA, we also rank the top 10 apartment properties with the best online reputation.

At the MSA Level
Overall, 10 of the top 25 MSAs performed above the national average ORA of 57.04. As the competition among properties to nurture the best online reputation heats up, the MSA scores are also impacted. As a result, this year multiple MSAs are neck and neck for the first and second positions as the most-reputable MSAs in multifamily.

Two MSAs, Washington-Arlington-Alexandria, DC-VA-MD-WV, and Baltimore-Towson, MD, have tied for the No. 1 position as the MSA with the most-outstanding online reputation, with a score of 63 each among apartment residents nationwide. The competition for the second position was even tighter, with three MSAs scoring 61 each: New York-Northern New Jersey-Long Island, NY-NJ-PA, Boston-Cambridge-Quincy, MA-NH, and Charlotte-Gastonia-Concord, NC-SC.

At the Property Level
Among the 250 properties listed in this month's ranking, 115 scored 90 or above. Camden Plaza (Houston), managed by Camden Property Trust, recorded the highest ORA, at 97. Close on Camden Plaza’s heels are two properties with scores of 96 each—The Courts of Devon (Gaithersburg, MD), managed by Bozzuto, and Everton at Bellmar (Dallas), managed by Knightvest Property Management.

Of the 250 properties, 27 are privately managed. Privately owned Greystar manages 27 properties, the most in the top 25 MSAs. Bozzuto, also a privately held firm, is second, with 20 properties. Public company AvalonBay Communities took third place, with 11 properties. Just behind Avalon is privately owned Lincoln Property Co., with 10 properties managed, followed by fellow private firm Alliance Residential, with six properties on the list.

ORA Methodology
The ORA score is an aggregate compilation of a property's ratings across all review sites. Each month, J Turner Research monitors the online ratings of more than 63,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast individual properties and portfolios nationally, regionally, and with the competition.
