In this issue of the ORA Power Rankings, we list the top 10 properties in each of the 50 states and the District of Columbia. We also highlight the average ORA score for each. We previously featured this ranking in May 2017. Scroll down for an interactive map to see the top 10 properties in your state. To be eligible for this ranking, a property had to have a minimum of 20 reviews on various review sites.

With an ORA of 67, Washington, D.C., continues its stronghold on the No. 1 position as the jurisdiction with the best online reputation among apartment residents. AVA NoMa (Washington), managed by Avalon Bay Communities, scored 95 to be ranked as the top property in the District. Bozutto manages three of the top 10 properties in D.C.

Twenty states scored above the national average ORA of 59.01. Virginia and North Carolina scored 64 each to tie for the second position as the state with the most stellar online reputation in the country.

In North Carolina, three properties scored 94 each to tie for top honors in the state: Legends at Morganton Park (Southern Pines), managed by Hawthorne Residential Partners; Camden Southline (Charlotte), managed by Camden Property Trust; and Solis Ballantyne (Charlotte), managed by Bozzuto. Hawthorne Residential Partners manages four of the top 10 properties in North Carolina. In Virginia, privately managed Pohlig Box Factory (Richmond) scored 98 to lead the top 10 pack in this state.

Among the 489 properties listed in the October state ranking, more than half of the properties, 257, scored at or above an ORA score of 90. The competition to excel in online reputation is heating up; three apartments scored 98 each, to earn the No. 1 ranking: Hanover East Paces (Atlanta), managed by The Hanover Co.; The Kensington (Boston), managed by Bozzuto; and Pohlig Box Factory (Richmond), privately managed.

Among management companies, 176 are listed for the 489 properties included in this month's ranking, 90 of which are privately managed. The top five firms to manage the most top 10 properties in the 50 states are Greystar (36 properties), AvalonBay (16), Bozzuto (15), Princeton Properties (11), and Towne Properties (nine).

At the state level, in 16 states, all the top 10 properties scored 90 or above: Alabama, California, Colorado, Florida, Georgia, Illinois, Maryland, Massachusetts, New York, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites. Each month, J Turner Research monitors the online ratings of more than 67,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast a company’s individual properties and portfolios nationally, regionally, and against the competition.
