Top 10 Properties by Online Reputation in the 50 States and D.C.

Apartment communities are in a heated competition to enhance their digital curb appeal, as evidenced by the companies on this month’s ORA (Online Reputation Assessment) Power Rankings. In this edition, we list the top 10 properties in each of the 50 states and the District of Columbia. We also highlight the average ORA score for each state.

Washington, D.C., continues its reign as the No. 1 “state” with the best online reputation among apartment residents for the third consecutive year. At 66, the nation’s capital has improved its score by 3% since March of last year. With a score of 95, Dock 79, managed by Kettler, leads the top 10 in the District.

North Dakota registered the biggest leap in online reputation. The state scored 60, to register a 9% increase since March 2016. In addition to North Dakota, 11 other states have upped their ORA™ scores by 5% or more, including Alaska, Delaware, and Wyoming, all three of which have improved their scores by 6%. Despite the surge in its ORA score, at 52, Alaska still has the lowest statewide average among all states; it scored 49 in March 2016.

The national average ORA score stands at 58, a 4% increase since March 2016. More than half of the state—30—have registered an ORA™ score equal to or above the national average.

Among management companies, more than 160 are listed for the 510 properties included in this month’s ranking, over 100 of which are privately managed. The top three firms to manage the most top 10 properties in the 50 states are Greystar (24), AvalonBay Communities (19), and Bozzuto (18). Three companies tied for the fourth spot: Princeton Properties, Maxus Properties, and Towne Properties (eight properties each), and two tied for fifth place—Hawthorne Residential Partners and Broadmoor (seven properties each).

At the state level, in 10 states, all the top-10 properties scored 90 or above: California, Florida, Georgia, Maryland, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, and Virginia.

Seven properties scored 96, the highest ORA in this ranking: Mesa Pines (CA), managed by Pan American Properties; OLiVE DTLA (CA), managed by UDR; Campus Circle (IL), managed by Peak Campus; The Grove at Kernersville (NC), managed by Stone Creek Living; Camden Plaza (TX), managed by Camden Property Trust; Nouvelle (VA), managed by Monogram Residential; and Odin Apartments (WA), managed by Equity Residential.

ORA Methodology
The ORA score is an aggregate compilation of a property’s ratings across all review sites. Each month, J Turner Research monitors the online ratings of more than 64,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast individual properties and portfolios nationally, regionally, and with the competition.
