J Turner Research announces the 11th annual Division I ORA Power Ranking—the top 10 of the 2025 National Multifamily Housing Council’s 50 Largest Apartments Managers ranked by their Online Reputation Assessment (ORA) scores. Congratulations to Hawthorne Residential Partners, the No. 1 manager with the best online reputation in the nation for the fourth consecutive year. Hawthorne’s companywide ORA score is 84.06.

Bozzuto ranked second in the top 10 managers list with an ORA score of 82.80, followed by Windsor Communities with an ORA score of 82.56.

To qualify for the Division I ORA Power Ranking, a company must be featured in the 2025 NMHC top 50 managers ranking. This year, the NMHC unit count for the top 50 ranking starts at 34,697 units and above. The top 10 companies are determined based on their ORA scores as of April. The average ORA score of the top 10 managers is 80.03. The national average ORA score is 62.58.
J Turner Research will feature the top companies in Divisions II (20,000 to 34,696 units), III (10,000 to 19,999 units), IV (5,000 to 9,999 units), and V (2,000 to 4,999 units) in July.
Most-Improved NMHC Managers
Improving a company’s online reputation is a team effort between marketing and operations. Companies that internally work together to consistently listen to and strategically act upon the feedback shared by residents online and offline can ultimately provide an elevated resident experience. An improved resident experience leads to a better and more positive online reputation, as measured by J Turner’s ORA score.
The table below lists the 2025 NMHC top 50 managers who have made the most significant improvement in their ORA scores from April 2024 to April 2025.

Einstein Best of Awards
For the second year, we feature the 2025 Division I Einstein Best of Awards—a ranking of the NMHC’s top managers in the five most critical areas of on-site operations: Customer Service, Communication, Cleanliness, Maintenance, and Security.
To determine these awards, J Turner Research utilizes its categorization tool, Einstein, to rank the managers based on an aggregation of their open-ended feedback left within reviews in 2024. Using our proprietary AI Thought Analysis, all open-ended feedback is skillfully categorized into 22 operational categories specific to the multifamily industry. Having analyzed over 12 million reviews, Einstein provides access into the quality of the managers’ operations focused on these five key areas.
In total, Einstein analyzed over 370,811 online reviews for these managers. Any ties among the managers were broken based on their ORA scores.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
