In one of the most anticipated annual ORA Power Rankings, we spotlight the multifamily companies that made it to Division I. This division features the top 10 of the 2019 NMHC 50 Largest Apartment Managers with regards to their online reputation. In June, we will introduce a new ranking—the top management companies in Division II, III, and IV. J Turner Research is expanding the ORA awards recognition to include management companies with different portfolio sizes beyond what’s included in the NMHC manager rankings.

Yet again, The Bozzuto Group has clinched the No. 1 spot among the NMHC Top 50 managers for 2019. This is the fifth consecutive win for the company. Bozzuto has the most stellar online reputation among the top 50 managers with a company-wide score of 81.62.

AvalonBay Communities scored 79.74 to continue its hold on the second position for the third year in a row. Cortland takes the third spot, jumping from No. 5 last year, with its ORA increasing by 4% from 2018 to 2019, from 75.2 to 78.23.

Among the biggest gainers this year is Highmark Residential (formerly Milestone Management), the property management division of Starwood Capital Group. Highmark also is a new entrant to the Division I ORA Power Rankings. The company scored 73.38, which is 6% higher than its score of 68.99 in 2018.

Two other companies to register the highest ORA score increases—6%—this year are RAM Partners and Aimco. RAM Partners upped its ORA from 72.94 to 77.53, and Aimco increased its score from 72.49 to 76.85.

The average ORA score of the top 10 managers increased by 2% since last year, from 75.36 in 2018 to 76.97 this year. The national average score is 61.86. The average ORA of the Top 50 NMHC managers is 64.59. To view the 2018 rankings, visit Top 10 Managers for 2018.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across 21 plus review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 101,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
