To be eligible for the happiest cities ranking, a property had to have at least 20 online reviews across various review sites and ILSs and have a minimum ORA score of 75. For properties with the same ORA score, the property with the higher number of reviews ranked higher. The national average ORA score in November is 65.53.
Management Company Tally
The top management companies in the happiest cities ranking are Greystar (23); Goldmark Property Management (seven); and AvalonBay Communities, Commercial Investment Properties, Lyon Living, Samuelson Development, and Woodmont (three each). Nine properties included in this ranking are privately managed.
At the Property Level
Among the 120 properties listed in this ranking, 43 (36%) scored an ORA of 90 or above. Three properties scored 96, the highest ORA in this ranking—Rosemary Family Apartments (San Jose, California), managed by FPI Management; Flickertrail I-IV (Fargo, North Dakota), managed by Goldmark Property Management; and Rincon Green (San Francisco), managed by Emerald Fund.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
