The annual state ORA Power Ranking ranks the top properties in the 50 states and the District of Columbia by online reputation based on their Online Reputation Assessment score, or ORA. We also feature a ranking based on each state's average ORA score.

J Turner Research published the first statewide ranking in 2015; this marks the seventh annual state ranking. Scroll down to the interactive map for a complete list of 2021 top-rated ORA properties in each state and D.C.

For the seventh consecutive year, Washington, D.C., has the best online reputation among apartment residents with a 70.27 ORA. The leading property in the District is 2800 Ontario (Washington), managed by WC Smith, with a 97 ORA. 2800 Ontario was the top property in D.C. in 2020 as well.

Massachusetts has taken the second spot with an ORA of 69.80. The No. 1 property in this state is Hanover Mystic River (Medford), managed by Hanover Co., with a 98 ORA.

North Carolina ranks No. 3 with a 69.56 ORA. Myrtle Landing Townhomes (Wilmington), managed by Hawthorne Residential Partners, is the top property in North Carolina with a 97 ORA. Hawthorne manages four of the top 10 properties in the state.

To be eligible for the April state ORA Power Ranking, a property had to have a minimum of 20 reviews on various review sites and ILSs and a minimum 75 ORA as of March.

Some noteworthy statistics for the April statewide ranking are:

  • Twenty-nine states scored at or above the national average ORA of 66.08;
  • Among the 489 properties listed this month, 368 (75%) properties scored at or above a 90 ORA;
  • The April ranking features 227 management companies; and
  • The table below lists management companies (managing a minimum of 10 properties) in descending order of the percent of their portfolio featured in this April state ranking.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
