
This month we announce the most anticipated ORA Power Ranking—the second annual Division Ranking of multifamily managers by online reputation. We’ve ranked the top 25 companies in Division II (20,000 units up to Division I), Division III (10,000 to 19,999 units), and Division IV (2,000 to 9,999 units) based on their online reputation. The unit cut-off for each division was determined based on the portfolio data obtained from ALN Apartment Data in June.
The top 10 companies in each division by Online Reputation Assessment score (ORA) are listed below. The ORA score is the multifamily industry standard to measure and benchmark a property’s online reputation. To view the complete list of companies, visit https://www.jturnerresearch.com/division2020.
Division I (companies in the NMHC Top 50 list, cut-off: 30,670 units)

Division II (20,000 to 30,669 units)
The top management company in Division II is Hawthorne Residential Partners with 81.53 ORA. The average ORA score of all companies in this group is 66.24.
Division III (10,000 to 19,999 units)
The top company in Division III is Wood Partners with 81.86 ORA. The average ORA of all companies in this group is 65.87.
Division IV (2,000 to 9,999 units)
The top company in Division IV is NuStyle Development with 90.54 ORA. The average ORA of all companies in this group is 65.10.
Last year, we introduced the Division ranking to expand the ORA award recognition to include management companies that manage over 2,000 units. We inaugurated the Division ranking by featuring the top 10 companies in Division II, III, and IV. This year we are expanding our recognition to include the top 25 companies in each division.
J Turner Research has expanded its database of properties monitored for online reputation to 122,000-plus properties nationwide. The national average ORA score is 65.34.

Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their Online Reputation Assessment (ORA) scores. Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
