In continuation of our MSA ORA™ Power Rankings, this month we rank the 26-50 most-populous metropolitan statistical areas (MSAs) in the nation based on their individual Online Reputation Assessment (ORA) scores. In each of these metros, we rank the Top 10 apartment communities with the best online reputation among apartment residents. We last featured this ranking in November 2018.

At the MSA Level

The national average ORA score in August is 62.18, and nine of the top 25 MSAs performed above the national average.

Raleigh–Cary, NC, maintained status quo as the No. 1 MSA in the 26-50 MSA category, with an ORA of 68. The top property in this MSA, The Station at Raleigh, managed by Landmark Property Management scored 96.

There is a tie for the No. 2 MSA position between Virginia Beach–Norfolk–Newport News, Va.–NC and Nashville-Davidson–Murfreesboro–Franklin, TN, each with a score of 64.

In the VA-NC MSA, six properties are neck and neck for the top position with a score of 94 each. In Nashville-Davidson–Murfreesboro–Franklin, TN, Morningside of Gallatin (Gallatin, Tenn.), managed by Five Star Senior Living, is the top property with an ORA of 97.

Salt Lake City, UT registered the highest increase in ORA score since the last raking in November 2018. This MSA increased its score by 8% from 59 to 63. Louisville/Jefferson County, KY-IN, San Jose-Sunnyvale-Santa Clara, CA, and Oklahoma City, OK increased their ORA scores by 3% each.

Management Company Tally

The management companies that manage the most Top 10 properties in the 26-50 MSA ranking are: Greystar and Eskaton Properties (eight each), Drucker & Falk Real Estate (seven), Five Star Senior Living (six), and WRH Realty Services, Towne Properties, Lincoln Property Co., and JC Hart (five each).

At the Property Level

Among the 250 properties listed in this ranking, 168 (67%) scored an ORA of 90 or above.

Pohlig Box Factory (Richmond, Va.), managed privately, scored the highest ORA of 98 among all properties included in this ranking.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across 21 plus review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 120,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
