In October, we have our last spotlight on the most populous metropolitan statistical areas (MSAs) in the nation. The final installment of the MSA Online Reputation Assessment (ORA) Power Rankings dives into the 51st to 75th most populous MSAs, shares the average ORA score of each MSA, and lists the top 10 properties in each of these MSAs by ORA. We published the top 25 MSA list in August and the 26th to 50th most populous MSA list in September.

At the MSA Level

The average ORA score for the 51st to 75th most populous MSAs is 62.98, marginally higher than the national average score of 62.56.

The Bridgeport-Stamford-Norwalk, Connecticut, MSA is the most reputable among apartment renters with a 68.82 ORA. Merion River Walk (Shelton, Connecticut), managed by Merion Residential, is the No. 1 property in this MSA with an ORA of 94.

Three additional properties registered a 94 ORA score, with the property having the most reviews ranking higher. Huntington Townhomes (Shelton), managed by Inland Residential, ranked No. 2, followed by Avalon New Canaan (New Canaan), managed by AvalonBay Communities, and Vela on the Park (Stamford), managed by Berkshire Communities.

Management Company Tally

The companies that manage the most stellar properties by ORA in this MSA ranking are: Greystar (13); RAM Partners and Tri City Rentals (nine each); Burns Management (seven); and NuStyle Development, Royal T Management, The Garibaldi Co., and AvalonBay Communities (six each).

At the Property Level

Among the 245 properties listed in this ranking, 112 (46%) scored an ORA of 90 or higher. The properties with the highest ORA score of 98 in this ranking are Paxton Point Hope (Charleston, South Carolina), managed by VTT Properties; Sweetwater Apartments (Addis, Louisiana), managed by Stoa Group; and The Bank and The Slate (Omaha, Nebraska), both managed by NuStyle Development.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 128,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
