Since 2017, J Turner Research has ranked the 75 most-populous metropolitan statistical areas in the nation by their average Online Reputation Assessment (ORA) score and featured the top 10 apartment communities in each by ORA.

In this edition, we feature the largest 25 MSAs and the top properties in each by online reputation. The population in these MSAs ranges from 2,492,412 to 19,216,182. This is the first installment of the MSA ORA Power Ranking; the next two will be featured in September (26-50 MSAs) and October (51-75 MSAs).

At the MSA Level

Overall, 14 of the top 25 MSAs performed above the national average ORA of 65.38.

Boston-Cambridge-Newton, Mass.-N.H. is the highest-rated MSA among apartment dwellers with a 69.09 ORA. The Kensington (Boston), managed by Bozzuto, is the No. 1 property in this MSA with an ORA of 96. AvalonBay Communities manages seven of the top 10 properties in the Boston-Cambridge-Newton, Mass.-N.H. MSA.

Charlotte-Concord-Gastonia, N.C.-S.C. is the No. 2 MSA with the most favorable reputation among apartment residents with a 69.04 ORA. The highest-rated property in this MSA is Wayford at Concord (Concord, N.C.) with a 97 ORA. It is managed by Greystar.

Management Company Tally

The management companies that manage the most stellar properties by ORA in this MSA ranking are Greystar (57), Bozzuto (12), AvalonBay Communities and Wood Partners (eight each), RAM Partners (seven), and Lincoln and Cortland (five each).

At the Property Level

Among the 250 properties listed in this ranking, 235 (94%) scored an ORA of 90 or above. The Retreat at Trinity (Trinity, Fla.), managed by Greystar, had the highest ORA score at 98.

There were nine properties that tied at a 97 ORA score. These properties are:

  2. St. Paul Collection (Denver) managed by BLDG Management
  3. Abigail Court (Port Richey, Fla.) managed by WRH Realty Service

  5. Park 20 (San Mateo, Calif.) managed by Essex Property Trust
  6. Park Place One Apartments (Philadelphia) managed by Fidelity Management
  7. The Courts of Devon (Gaithersburg, Md.) managed by Bozzuto
  8. 500 Crawford (Houston) managed by Finger Cos.
  9. Wayford at Concord (Concord, N.C.) managed by Greystar

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
