We begin the new year on an exciting note by announcing the seventh annual Elite 1% ORA Power Ranking of properties for 2020. This ranking features properties with the most outstanding online reputation based on their Online Reputation Assessment (ORA) scores as of December.

The Winner for 2020

The Wire (Omaha, Nebraska), managed by NuStyle Development, is the top property in the nation with an ORA of 99. This marks the second consecutive year that The Wire has earned the No. 1 distinction.

A total of 1,303 properties earned the Elite 1% distinction. The Top 100 properties are listed below, and to view the complete list, visit https://www.jturnerresearch.com/ora-elite-2020.

The ORA Power Ranking is based on monthly online reputation research of over 122,000 properties across multiple review sites and ILSs. The ORA score is the multifamily industry’s standard to measure and benchmark a property’s online reputation. The national average ORA is 65.73.

Second- and Third-Place Winners

The George (Fort Worth, Texas), managed by Hanover Co., ranked second, and Upton Oxmoor (Louisville, Kentucky), managed by NTS Development Co., ranked third for 2020. Both properties scored a 99 ORA.

Eligibility Criterion

A property had to register a minimum ORA score of 90 and have at least 20 online reviews to be included in this ranking. For properties with the same ORA score, the property with the larger number of reviews ranked higher.

A Comparison of the 2020 Elite 1% With the 2019 Elite 1% Ranking

Out of the 1,303 Elite 1% properties in 2020, 656 made a return appearance this year, while 647 are first-timers. Comparing the top 100 list for both years:

  • Thirty-six of the top 100 properties in 2020 were also in the top 100 in 2019;
  • Thirty were in the overall list and have worked their way up to the top 100 in 2020;
  • Thirty-four properties are new entrants this year; and
  • Southline Residences in San Antonio, managed by Embrey Management, rose highest from last year’s list to this year’s list, moving from 1,274 in 2019 to 92 in 2020.

The Top Five Management Companies

The top five management companies managing the most Elite 1% properties are Greystar (181), Lincoln Property Co. (48), Bozzuto (46), RAM Partners (45), and Hawthorne Residential Partners (40). Thirty-one properties are privately managed.

The Top Five States

The top five states with the highest share of Elite 1% properties are Texas (160), Florida (116), North Carolina (114), California (76), and Georgia (62).

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 122,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
