Residents in Miami’s Arts & Entertainment District live in the heart of downtown—a walkable, urban neighborhood offering its own live–work–play lifestyle. With access to retail, restaurants, nightlife, and transit connecting renters to the rest of Miami, living here doesn’t require a car.
In fact, residents of the Melo Group’s Square Station get paid to be car free.
The Miami-based developer offers renters a $100 monthly rent credit ($1,200 annually for a one-year lease) in return for forgoing a complimentary parking space at the property.
The development encompasses two 34-story towers with 710 units and includes 15,000 square feet of retail space, with an outdoor plaza connecting it to the adjacent Miami-Dade Metromover School Board rail station for access to the rest of the city. It’s also blocks from the Adrienne Arsht Center for the Performing Arts, the Perez Art Museum Miami (PAMM), and the newly opened Frost Museum of Science at Museum Park, Margaret Pace Park, and the American Airlines Arena.
“With Miami becoming more urban, we wanted to reward our residents who use alternative forms of transportation and encourage people to ditch their cars,” said Carlos Melo, principal of the Melo Group, in a release. “Square Station’s ground-floor retail will also help to create a walkable sense of community, while the project’s transit-friendly location will promote the everyday use of public transit and reduce traffic congestion during the workweek.”
Apartments at Square Station range from one- to three-bedrooms measuring 900 to 1,500 square feet, with monthly rents starting at approximately $1,650 for one-bedrooms; $1,950 for two-bedrooms; and $2,500 for three-bedrooms.
The building also includes a number of amenity spaces, such as views of Biscayne Bay and the Miami skyline, a pool and pool deck, Jacuzzi, fitness center, valet service, security-controlled remote access, and a social room.
The project, which opened in June, is the first phase of the developer’s three-phase plan to bring nearly 2,000 transit-oriented rental units to the area. Melo Group recently broke ground on Art Plaza, two 34-story towers with 667 apartments adjacent to Square Station, and the third project will include a 36-story tower with 437 rental units and approximately 7,000 square feet of retail space.
