The 2024 ORA Power Rankings featured in this report include:
The Elite 1% Properties for 2023
- Highland Ridge Apartments, managed by Charter Properties, in Charlotte, North Carolina, was the No. 1 property with a 99 ORA. A total of 1,285 properties earned Elite 1% distinction.
The Student Housing Winners
- One on 4th, managed by Book and Ladder, in Stillwater, Oklahoma, was the top student housing property for 2023 with a 97 ORA. We monitor the online reputation of 3,000-plus off-campus student housing properties.
- Dinerstein Student Housing continued its winning streak as the No. 1 student management company for the sixth consecutive year with a 78.92 ORA. This ranking is based on Student Housing Business’ list of the Top 25 Managers of Student Housing for 2023.
The Top REITs for 2023
- The top real estate investment trust (REIT) rankings included private, public listed, and public non-listed REITs published by NAREIT. The top REIT for 2023 was Veris Residential with an 83.16 ORA.
The Top Properties in the 50 States and D.C.
- Washington, D.C., was the leading “state” among apartment residents for the 10th consecutive year, with an average ORA of 65.48. The top property in the District of Columbia, Hanover 8th Street managed by Hanover Co., scored a 99 ORA.
The 2024 Division Ranking Winners
- These top management companies in Divisions I, II, III, IV, and V were grouped by unit count and ranked by ORA.
Introduction of Thought Analysis Best of Awards in 2024
J Turner Research’s latest Thought Analysis tool, developed over a period of four years, combines the power of artificial intelligence with over 20 years of multifamily expertise.
Thought Analysis measures the resident experience offered by a property by analyzing and categorizing every comment in online reviews into 22 operational categories specific to the multifamily industry. The categories were determined using frequency analysis on an extensive pool of over 1.7 million reviews.
In 2024, we introduced the Thought Analysis Best of Awards to recognize properties and multifamily companies excelling in operational areas that matter most to residents—customer service, maintenance, communication, move-in, and general cleanliness. Specifically, these awards were introduced for the following ORA Power Rankings:
- The 2023 Elite 1% Properties
- The Top 100 Student Housing Properties for 2023
- The 2023 Top Residential REITs
- Rankings for Divisions I, II, III, IV, and V
New Year, New Beginnings
In 2025, we will introduce some changes to the rankings. Our flagship rankings will remain the same, only the monthly publishing order will change. The Elite 1% Ranking will include the top properties in conventional and student housing and will be announced in February on LinkedIn Live. Stay tuned for more information. Multifamily Review Volume in 2024 Grew by 8%
At the end of 2024, we recorded a lifetime volume of 17.85 million reviews across 144,169 properties, which represents an 8% increase from 2023.
The market share of the dominant review sites and ILSs based on the total volume of reviews (17,858,350) as of November was as follows: Google was the leader with 41% of the market share, followed by ApartmentRatings.com at 20% and Modern Message at 13%.

Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their Online Reputation Assessment (ORA) scores. A property or management company is not required to be a J Turner Research client to qualify for this ranking, which is published by J Turner’s media partner Multifamily Executive. Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the lifetime ratings of more than 144,000+ properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is determined for each property. The ORA score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
