Introduced in 2023, the Rising 1K: ORA Power Ranking honors and celebrates multifamily properties that have made the most significant improvements in their online reputation, as reflected in their Online Reputation Assessment (ORA) scores from January to July.

The Top Two Properties

Including ties in ORA scores, 1,075 properties made the 2024 Rising 1K list. The properties included in the 2024 list needed a minimum 13-point increase in their ORA score from January to July.

The No. 1 property with the highest increase in its ORA score is Curve at Gilbert, managed by Cushman & Wakefield, in Gilbert, Arizona. The property improved its ORA score by 41 points since January to 85 in July.

The second property to register a big gain in its ORA score is The Ames, managed by Willow Bridge Property Co., in Summerville, South Carolina. The property upped its score by 39 points; its July ORA was 99.

Factors Contributing to the Success of These Properties

In a highly competitive market, it is critical to look inward, stay tuned to resident and employee feedback, and make consistent enhancements in resident experience to earn lease renewals and secure a new resident.

We analyzed the lifetime reviews, upward of 81,000, for the 2024 Rising 1K properties to identify the factors that helped them increase their ORA scores. In this analysis, we used our AI-enabled thought analysis tool, which categorizes resident opinions expressed in online reviews in 22 categories. The key factors contributing to the success of the Rising 1K properties are:

  • Fewer Complaints, Stronger Reputation: There is a significant decrease in negative online reviews related to core operational areas, suggesting that focusing on resident experience fundamentals directly improves online reputation.
  • Addressing Key Pain Points: Negative reviews concerning unit condition and maintenance timeliness decreased by 7%, while complaints about pet waste and move-in quality dropped 4%, highlighting the impact of proactive management and attention to detail.
  • Prevention Overpowers Negativity: This data emphasizes that preventing negative reviews is as crucial as generating positive ones. By prioritizing clean and functional units, efficient maintenance, and proactive pet waste management, properties can minimize negative feedback and strengthen their online presence.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of over 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
