In celebrating excellence in multifamily housing, we are thrilled to unveil the Elite ORA Power Ranking—a recognition of the Elite 1% properties in conventional and the top 100 properties in student housing for 2024 based on their Online Reputation Assessment (ORA) scores. Now in its 11th year, the annual Elite ORA Power Ranking awards properties that have gone above and beyond to connect with their residents, build happy communities, and earn their appreciation, as reflected in their high ORA scores. A consistently elevated resident experience is the key to earning a place in our Elite ranking.

Elite 1% Conventional Properties

For the first time in 11 years, three properties have registered a 100 ORA score to bag the top three spots on the Elite 1% conventional properties list.

  • No. 1: Hanover Crossing Residences, managed by Hanover Co., in Hanover, Massachusetts;
  • No. 2: The Residences at Browns Farm Apartments, managed by Wilcox Communities, in Grove City, Ohio; and
  • No. 3: Upton Oxmoor Apartments, managed by NTS Development Co., in Louisville, Kentucky.

A total of 1,371 conventional properties made the Elite list for 2024. These conventional properties had to register a minimum ORA score of 93 as of December and have at least 20 online reviews to be eligible for the Elite 1% 2024 ranking. For properties with the same ORA score, ties were broken via decimal points and then the total review count.

Top 100 Student Housing Properties

With a 99 ORA, the top student housing property for 2024 is Otto, managed by Cardinal Group, in College Station, Texas. Coming in second is Incite at Troy, managed by PeakMade Real Estate, in Troy, New York, with a 97 ORA. Taking the third spot, with an ORA of 97, is Honeysuckle Student Apartments, managed by Greystar, in Bloomsburg, Pennsylvania. Scroll below to see the complete list.

To be ranked in the 2024 Top 100 student ranking, an off-campus student housing property must register an ORA score of 84 as of December and have at least 20 online reviews. For properties with the same ORA scores, ties were broken via decimal points and then the total review count.

J Turner Research monitors the online reputation of more than 3,000 off-campus student housing properties across various review sites and ILSs. We are the largest resident satisfaction survey provider for off-campus student housing and the only company to monitor and benchmark the online reputation of all student housing management companies.

The average ORA score of all student properties across the nation is 61.46, which is slightly lower than the December national average ORA score of 62.05.

A Comparison of the 2023 and 2024 Elite 1% and Top 100 Student Rankings

Conventional Elite 1%:

  • Out of the 1,371 Elite 1% properties for 2024, 694 properties earned the Elite 1% status in 2023 as well;
  • Twenty-five of the top 100 properties in 2024 were also in the top 100 in 2023; and
  • The biggest riser in the rankings was Bison Trails, managed by American Residential Group, improving 1,048 spots.

Student Top 100:

  • Out of the 103 top properties for 2024, 58 were in the top 100 in 2023 as well; and
  • The biggest riser in the rankings was EPOCH Clemson, managed by Core Spaces, improving 81 spots.

The Star Rating Analysis of an Average Elite (Conventional) and Student Property

Conventional Elite 1%:

  • Has reviews on 5.49 sites (down from 5.63 in 2023);
  • Has 372 total reviews (up from 289 in 2023);
  • Has an average star rating of 4.59 (up from 4.54 in 2023);
  • Has a weighted average star rating of 4.67 (down from 4.75 in 2023); and
  • The average star rating increased year over year on seven of 13 review sites.

Student Top 100:

  • Has reviews on 4.58 sites;
  • Has 479 total reviews;
  • Has an average star rating of 4.39; and
  • Has a weighted average star rating of 4.54.

Management Company Tally

In the 2024 Multifamily Elite ORA Power Ranking, 247 companies individually manage a minimum of 20 conventional and/or student properties. The table lists the top 25 companies in terms of their percentage of conventional and student properties listed in this ranking.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
