This issue of ORA Power Rankings focuses on the student housing market. In this debut ranking, J Turner Research features the Top 50 student housing properties in the nation by online reputation, tracking more than 1,100 such developments nationwide across various review sites. The student housing average ORA score, at 58.51, is marginally below the national average of 58.69.

Student companies are compelled to enhance their focus on online reviews. Our research throws some light on the reasons. In 2017, we polled 11,000-plus students to ascertain the role of online ratings and reviews in their apartment rental decision-making process. More than 81% of students reportedly use online ratings and reviews to search for an apartment. For more than half of the respondents, star rankings, number of reviews, and the content of the reviews are the top three most influential aspects in their decision-making process. The complete results of this survey will be unveiled at the NMHC Student Housing Conference in Tampa in September.

The Printing House (NY), managed by Peak Campus, is the No. 1 student housing property in the nation, with an ORA score of 95. Campus Circle (IL), also managed by Peak Campus, ranks second, with an ORA of 94. Progress 405 (OK), managed by Cardinal Group, ranks third, with an ORA of 92.

To be eligible for this ranking, a property has to have a minimum of 20 reviews. For properties with the same ORA scores, the property with the higher number of reviews ranks higher.

With regard to management companies, Asset Campus manages the most top 50 student housing properties (16), followed by Peak Campus and EdR, at seven each. Next is Cardinal Group with five properties and CA Ventures with four properties.

The states housing the most top 50 student properties are Texas, with seven; Illinois, with five; and Florida and Missouri, with four each.

Methodology
The ORA score is an aggregate compilation of a property's ratings across various review sites. Each month, J Turner Research monitors the online ratings of more than 67,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast a company’s individual properties and portfolios nationally, regionally, and against the competition.
