The 11th annual state ORA Power Ranking ranks the top properties in the 50 states and the District of Columbia based on their Online Reputation Assessment (ORA) scores. We feature the average ORA score of each state and spotlight the top three states with the best online reputation among apartment residents.
Top States by ORA
For the first time in 11 years, the top state in the country with the most stellar online reputation among apartment residents is North Carolina, with an average ORA score of 66.29. Mira Raleigh, managed by Greystar, in Raleigh is the No. 1 property in the state with an ORA of 100.
Washington, D.C., took the second spot in online reputation among apartment residents with an ORA of 66.22. The leading property in D.C. is Hanover 8th Street, managed by Hanover Co., with a 98 ORA. This is the second consecutive year Hanover 8th Street has ranked No. 1 in the District.
Florida came in third for its excellent online reputation among apartment residents, with a 66.17 ORA. Vida Lakewood Ranch, managed by Willow Bridge Property Co., in Bradenton is the top property in this state with a 99 ORA.
Eligibility and State Map
To be eligible for the state ranking, a property must register an ORA score of 75 or higher with a minimum of 20 online reviews as of May. For properties with the same ORA score, the property with a higher number of reviews ranks higher. Noteworthy Statistics for the 2025 State ORA Power Ranking
- Sixteen states scored at or above the national average ORA of 62.25;
- Among the 490 properties listed this month, 396 properties, or 81%, scored at or above a 90 ORA;
- This state ranking features 197 management companies; and
- The table below lists the top 10 management companies (managing a minimum of 10 properties) in descending order of the percentage of their portfolio featured in this ranking.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
