
The 10th annual state ORA Power Ranking ranks the top properties in each state and the District of Columbia based on their online reputation assessment (ORA) scores. We feature the average ORA score of each state and highlight the communities that have the best online reputation among apartment residents.
Top Three States
For the 10th year in a row, Washington, D.C., has the most favorable online reputation among apartment residents. The district’s average ORA score is 65.48. The leading property in Washington, D.C., is Hanover 8th Street, managed by Hanover Co., with a 98 ORA.
With an ORA score of 64.52, North Carolina has the second-best online reputation. The No. 1 property is Hawthorne Waterstone, managed by Hawthorne Residential Partners, in Mooresville with a 99 ORA.
Florida secured the third spot among apartment residents with a 64.3 ORA. The Tides at Waterside, managed by Willow Bridge Property Co., in Sarasota is the top property in this state with a 99 ORA.
Eligibility and U.S. Map
To be eligible for the state ranking, a property must register an ORA score of 75 or higher with a minimum of 20 online reviews as of March. For properties with the same ORA score, the property with a higher number of reviews ranks higher. Noteworthy Statistics for the 2023 State ORA Power Ranking
- Twelve states scored at or above the national average ORA of 61.67;
- Among the 478 properties listed this month, 390 properties, 82%, scored at or above a 90 ORA;
- This state ranking features 204 management companies; and
- The table below lists management companies (managing a minimum of 10 properties) in descending order of the percent of their portfolio featured in this ranking.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 140,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
