
In line with March Madness, this month’s ORA Power Ranking focuses on the top 10 student housing managers for 2024 based on their Online Reputation Assessment (ORA) score. We ranked the top 100 student housing properties for online reputation in February.
The top student housing management companies' ranking is based on Student Housing Business' list of the Top 25 Managers of Student Housing. According to the publication, the minimum number of beds to join this ranking was 10,674 in 2024. We looked at these companies' ORA scores as of December to rank them.
For the seventh consecutive year, The Dinerstein Cos. is ranked as the No. 1 student housing manager in the nation. In 2024, Dinerstein had a companywide ORA of 76.75. The top 10 student housing managers are listed below; for a complete ranking of the top 25, visit our website.
While the national average ORA in December was 62.05, the average score of the top 10 student housing managers for 2024 came in at 67.39.
Einstein Best of Awards

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 144,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
