In February, we spotlight the student housing industry by featuring the top 100 off-campus properties and the top 10 student management companies for 2023.

One on 4th, managed by Book & Ladder, in Stillwater, Oklahoma, is No. 1 student property for 2023 with a 97 online reputation assessment (ORA) score.

For the sixth consecutive year, The Dinerstein Cos. is the No. 1 student management company with a companywide ORA of 78.92.

Top 100 Off-Campus Student Housing Properties

To be ranked in 2023’s top 100 student housing property ranking, a property must register an ORA score of 86 (with 129 reviews or more) or higher as of December. For properties with the same ORA scores, ties were broken by review volume.

J Turner Research monitors the online reputation of more than 3,000 off-campus student housing properties across various review sites and ILSs. We are the largest resident satisfaction survey provider for off-campus student housing and the only company to monitor and benchmark the online reputation of all student housing management companies.

The average ORA score of all student properties across the nation is 59.58, which is lower than the December national average ORA score of 63.63. This is our seventh annual ranking of the top 100 student housing properties by ORA.

The top companies with the highest percentage of their student housing portfolio in the 2023 top 100 student properties (minimum of five student properties managed) are Dinerstein, 31%; StoneCreek Communities, 20%; and Capstone Real Estate Investments, 17%.

Top 10 Student Housing Managers for 2023

The top student housing companies' ranking is based on Student Housing Business' list of the Top 25 Managers of Student Housing. We looked at these companies' ORA scores as of December to rank them. The average score of the top 10 student housing managers for 2023 is 66.14.

Introducing the Einstein Best of Awards

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 140,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
