The eighth annual state ORA Power Ranking ranks the top properties in each state and the District of Columbia based on their Online Reputation Assessment (ORA) scores. We also highlight the average ORA score of each state.

To be eligible for the April state ORA Power Ranking, a property had to have a minimum of 20 reviews on various review sites and ILSs and a minimum of a 75 ORA as of March.

For the eighth year in a row, Washington, D.C., has the best online reputation among apartment residents. The district’s average ORA score is 71.21, and the leading property is Berkshire 15, managed by Berkshire Communities, with a 98 ORA.

North Dakota ranks second with a 69.99 ORA. The No. 1 property in this state is Dakota Ridge, managed by Weidner Apartment Homes, in Williston with a 95 ORA. South Dakota ranks No. 3 with a 69.76 ORA. Stonehedge Apartments, managed by Samuelson Development, in Sioux Falls is the top property in the state with a 97 ORA.

Some noteworthy statistics for our April statewide rankings are:

  • 27 states scored at or above the national average ORA of 62.69;
  • Among the 493 properties listed this month, 405 properties, or 82%, scored at or above a 90 ORA; and
  • 227 management companies are represented.

The table below lists management companies (managing a minimum of 10 properties) in descending order of the percent of their portfolio featured in this ranking.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 128,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
