In 2022, more than 132,000 properties nationwide competed to earn a spot in J Turner Research’s Elite 1% ORA Power Ranking. Park Place One Apartments, managed by Fidelity Management, in Philadelphia secured the No. 1 spot with an Online Reputation Assessment (ORA) score of 99.
The ninth annual Elite 1% ORA Power Ranking lists the top 1% properties in the nation; these 1,984 properties have provided a stellar resident experience to earn a first-class online reputation in 2022. For the first time, J Turner Research and Multifamily Executive announced this ranking via a live countdown on LinkedIn.
The No. 2 property is The George, managed by Hanover Co., in Fort Worth, Texas, with a 99 ORA, followed by Fieldstone Apartments, managed by Towne Properties, in Beavercreek, Ohio, with a 99 ORA. For properties with the same ORA score, the property with the higher number of reviews ranks higher.

A Comparison of the 2022 and 2021 Elite 1% Ranking
Out of the 1,984 Elite 1% properties for 2022, 1,198 properties earned the Elite 1% status in 2021 as well.
While comparing the top 100 lists for 2022 and 2021:
- 35 of the top 100 properties in 2022 were also in the top 100 in 2021;
- 49 properties were in the Elite 1% list for 2021, but not in the top 100. These properties have worked their way up to the top 100 in 2022; an
- 16 properties are new entrants to the top 100.
Terraces on the Square, managed by WS Living, in Port St. Lucie, Florida, gained the most rank from 1,510th in 2021 to 114th (1,396 places) in 2022.
There are 286 companies in the 2022 Elite 1% ranking that manage a minimum of 20 properties. The table lists the top 25 companies in terms of their percentage of conventional properties in this ranking.
The Top MSAs in 2022
The top five metropolitan statistical areas (MSAs) with the highest share of Elite 1% properties are Washington-Arlington-Alexandria, DC-VA-MD-WV with 125; Boston-Cambridge-Quincy, MA-NH, 75; Houston-Sugar Land-Baytown, TX, 69; Los Angeles-Long Beach-Santa Ana, CA, 58; and New York-Northern New Jersey-Long Island, NY-NJ-PA, 57.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. J Turner Research monitors the online ratings of more than 132,000 properties nationwide each month. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
