We kick off the new year by featuring the most anticipated ORA Power Ranking: The annual Elite 1% ranking of properties by online reputation for 2017.

Through our exhaustive research of more than 71,000 properties across all review sites, a total of 977 properties earned the elite status. In 2016, we tracked the online reputation of over 63,000 properties; last year, our footprint grew by more than 8,000 apartments nationwide.

To be eligible for this ranking, a property had to register a minimum ORA (Online Reputation Assessment) score of 88 and have at least 15 online reviews across various review sites. For properties with the same ORA score, the property with the higher number of reviews ranked higher.

The No. 1 property for 2017 is The Kensington (Boston), managed by Bozzuto. The Kensington reigned supreme for the third consecutive year. At the second position is Park Place One Apartments (Philadelphia), managed by Fidelity Management. Third place goes to Pohlig Box Factory (Richmond, Va.), which is privately managed. Coming in fourth is Hanover East Paces (Atlanta), managed by The Hanover Co. The top four properties for 2017 each scored an ORA of 98.

The 2017 Elite 1% ranking is far more competitive than was the 2016 list. The number of properties to make the ranking last year grew by 40%. Below are data to support this analysis:

  • In 2016, 699 properties made the list, while in 2017 the pool grew by 278, to 977 properties.
  • In 2016, the minimum ORA cutoff score was 86; last year, it was 88.
  • The national average score in 2016 was 57.5; that figure reached 59.7 in 2017.
  • In 2016, 168 properties scored above 90; last year, 512 exceeded that mark.
  • Out of 2016's 699 Elite 1% properties, 431 made the list again in 2017.
  • There are 546 new entrants to the Elite club this year.

The top five management companies to manage the most properties in 2017 are Greystar (70), Bozzuto (51), AvalonBay Communities (33), Towne Properties (28), and Hawthorne Residential Partners (26). More than 330 management companies are listed for the 977 properties ranked for 2017; 68 of the properties are privately managed.

The five states with the highest share of Elite 1% properties are Texas, with 100; Virginia and California, with 78 each; and North Carolina and Florida, with 62 each.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites. Each month, J Turner Research monitors the online ratings of more than 71,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare and contrast a company’s individual properties and portfolios nationally, regionally, and against the competition.
