In Plainfield, Illinois, Wingspan Development Group has opened Sixteen30, a newly built Class A 284-unit rental community, roughly 40 miles southwest of Chicago. With eight garden-style buildings oriented around a 7,500-square-foot clubhouse, Sixteen30 is already 80% leased at opening.
“There has been a strong demand nationally for luxury suburban rentals like Sixteen30, which offer resort-like amenities, top finishes, and access to major commuter corridors,” says Chris Coleman, vice president of development for Mount Prospect, Illinois-based Wingspan. “Sixteen30 is proof the concept also works here in suburban Chicago. We are thrilled with the property’s reception and thank Plainfield for trusting us to bring this luxury option to the village.”

Featuring neo-farmhouse exteriors, the community offers studio, one-, two-, and three-bedroom units, ranging in size from 600 to 1,500 square feet. Interiors are finished with vinyl plank flooring in main living areas and 9-foot ceilings, stainless appliances, walk-in closets, in-unit washer and dryers, a patio or balcony, high-speed internet, keyless entry, and quartz countertops and ceramic tile backsplashes in the kitchens.
The clubhouse, which won a Platinum Key Award for Community Design/Amenities from the Home Builders Association of Greater Chicago, features a great room, a fitness center with smart technology and cardio training with a yoga studio, a demo kitchen, a coffee bar, a pet spa, office/hoteling suites, and a 24-hour package room.
Outdoor amenities include a pool, a grilling area, a fire pit, a bocce ball court, and two dog parks. A 10-minute walk to stores, parks, and restaurants in downtown Plainfield, the community is also less than a half-mile from the PACE Park-n-Ride facility.
Wingspan’s sister company Nicholas & Associates constructed Sixteen30, and Lincoln Property Co. is overseeing leasing and property management.
