
LMC has announced the opening of Ovation, its seventh completed community in the Seattle metro area. With views of Mount Rainier, the Cascades, and Lake Union, the luxury two-tower community offers 548 apartment and penthouse units, 110 of which will participate in the Multifamily Tax Exemption (MFTE) program.
To meet the housing needs of Seattle's middle-income population within the urban core, Ovation is Seattle's first high-rise development to take part in MFTE. The towers mimic “lit lantern” silhouettes in the city’s skyline while the interiors feature local art curated by NineDot Arts. The art collections complement the differing interior styles of contemporary and refined.
"While Ovation is perhaps our most stunning community yet, I'm extremely proud of the constructive collaboration with our neighbors, stakeholders, and partners throughout this experience," says Brad Reisinger, division president for LMC in the Pacific Northwest. "In particular, we worked diligently with the mayor’s staff to make Ovation the first tower in Seattle to participate in the MFTE program. This means a much-needed 110 homes will be set aside for middle-income earners."
Ovation consists of studio, one-, and two-bedroom apartments as well as one- and two-story penthouses and townhomes with private entries and balconies. Ranging between 381 and 2,052 square feet, the homes feature floor-to-ceiling windows, most with power shades. To fit a variety of tastes and preferences, Ovation offers residents a choice of six home design schemes. These schemes are applied in the kitchens and baths. Select units offer Ori transformable furniture, including Pocket Office, Pocket Studio, and Pocket Closet products.
Residents have access to a 31st floor rooftop pool and spa and an entire-floor fitness center in the west tower. The east tower features a rooftop deck, conference rooms, and co-working areas. Both towers have fire pits, outdoor kitchens, and covered outdoor pet runs with pet spas.
Underground holds an eight-floor parking structure with 44 electric vehicle charging stations, with the option of up to 110 EV parking stalls in the future. Sharing the block with Town Hall’s culture and performance center, the towers include 6,883 square feet of retail space.

JTM Construction served as general contractor, Perkins + Will as architect, MG2 as interior designer, DCI as structural engineer, and PFS as landscape architect. LMC will manage the community directly.
