Walters Group has begun construction of The Ponds at Jackson 21, a community of 11 income-restricted, two-story apartment buildings. Occupancy for the Jackson, N.J. apartments will begin in March 2018, while construction will be completed in October 2018.
The Ponds at Jackson 21 will be a part of a mixed-use development being installed in stages by various developers, with the Federal Low Income Housing Tax Credits program funding a portion of the development.
The community sits on more than 10 acres and will be comprised of 88 one-, two-, and three-bedroom apartment homes that will range from 854 to 1,172 square feet. Priority for this community, which is geared toward working families, will be given to families who have been displaced or experienced severe storm damage due to 2012's Superstorm Sandy.
In addition to being income-restricted, the apartments are being built to achieve LEED® and ENERGY STAR® status. "Green building is another quality-of-life aspect that we address by integrating green, healthy, and cost effective measures into all of our residential developments,” says Ed Walters Jr., Walters Group president and founder.
Amenities for the community include a children’s tot lot, barbecue and picnic area, basketball court, and access to a community clubhouse that features a fitness center and computer work stations.
Walters Group has previous experience with income-restricted housing, constructing Cornerstone at Barnegat, an age- and income-restricted housing project, last year. The company also opened the doors for Cornerstone at Lacey, a 118-unit income-restricted community, earlier this year.
