Luigi Bernardi, president of Arcadia LLC and Aurora Investments, and Ryan Companies US, Inc. are set to co-develop an ultra-luxury, high-rise condominium tower in the Mill District in downtown Minneapolis.

Named Eleven, the 39-story tower, which will be located near 1101 West River Parkway, will be the first Twin Cities project designed by Robert A.M. Stern Architects (RAMSA). The firm is famed for its design work on iconic residential buildings around the world, including 15 Central Park West in New York, One Bennett Park in Chicago and One St. Thomas Street in Toronto. Preliminary design plans are currently being shared with the Downtown Minneapolis Neighborhood Association and City of Minneapolis.

The current plan calls for a 39-story building with a masonry facade and a hierarchical variety of windows. The interior will feature one to five condominium homes per floor for a grand total of 101 units.

Each unit will incorporate a private terrace, from which residents will have views of the Minneapolis Skyline, the Mississippi River, Stone Arch Bridge, and Gold Medal Park. The terraces’ setbacks will serve to shape the tower’s silhouette.

“Not only will this building feature exceptional views of downtown and the Mississippi River, the design and quality of this building will add enduring value to the community,” says Bernardi.

RAMSA is known for undertaking neighborhood history studies in order to inform its designs. Paul L. Whalen, lead design architect for the project, considers the concept an “appealing bookend” to the Mill District.

“We want to bring urban living in Minneapolis to a new level,” says Whalen. “But just as importantly, we want to anchor the east end of the city's riverfront with a visually powerful statement and a community that will enliven the neighborhood's streets, paths, and parks.”

Construction is expected to begin at the end of this year, and Eleven will be ready for occupancy in 2020. The residences will be offered by Lakes Sotheby’s International Realty, which will begin taking reservations in late March.
