Trilogy Investment Co., a vertically integrated residential development and investment company with target markets in the Southeast and Southwest, has closed on Solomon Farms, a 219-acre master-planned community in Statesboro, Georgia. The joint venture with landowner RLB Squared, a family office based in Bluffton, South Carolina, marks the largest land and mixed-use development closing in Trilogy’s history.
In addition, the joint venture reflects continued momentum in 2026 as Trilogy expands its investment activity beyond build-to-rent (BTR) and for-sale product types. Solomon Farms marks Trilogy’s entry into the student housing and multifamily sectors, further diversifying its residential platform, and advances the growth of its land development platform.
Solomon Farms is a multi-phase, mixed-use community that will bring together a range of residential and commercial uses less than a mile from the main entrance of Georgia Southern University, which reached a record enrollment of nearly 30,000 students for fall 2025. Upon completion, the master plan is slated to include more than 1,200 residential units and four commercial parcels. Residential components planned include 298 fee-simple single-family detached lots; 101 BTR townhome lots; a two-phase student housing community with 672 apartment beds in phase one and approximately 700 cottage beds in phase two; and 300 multifamily units.
“Solomon Farms represents a defining milestone for Trilogy as the largest and most comprehensive development in our company’s history,” said CEO and managing partner Jason Joseph. “This project reflects the scale our platform has reached and our ability to execute across multiple residential product types. Expanding into student housing and multifamily strengthens our long-term growth strategy while allowing us to deliver a thoughtfully planned community in a market with strong demand fundamentals.”
The site is located near key regional economic and educational anchors and is within walking distance of a retail center that includes a Publix grocery store, dining, and retail.
Solomon Farms will be designed to create a connected, walkable environment serving a broad range of residents, including students, young professionals, families, and long-term renters.
“Solomon Farms represents a significant opportunity to bring a well-planned, mixed-use community to a growing market,” added Geoff Block, principal of RLB Squared. “Partnering with Trilogy Investment Co. allows us to leverage their development expertise and integrated platform to execute a project of this scale and complexity, with a long-term focus on quality and community impact.”
Diversified Investment Group, led by Jeff Levitan, supported the transaction as a co-investment partner of Trilogy.
