Tishman Speyer and Ryan Cos. have started construction on 321 West, a 58-story high-rise in the iconic Southwest Quadrant of Austin, Texas.

Slated for completion in late 2024, the mixed-use development will include 369 apartments, 140,000 square feet of contemporary offices, a 1,000-square-foot curated retail experience, and 440 parking stalls. Luxurious indoor and outdoor amenities will be featured on multiple levels, with thoughtfully designed spaces for work, exercise, relaxation, and socialization. The 55th floor sky lounge also will provide panoramic views of downtown and Lady Bird Lake.

Tishman Speyer and Ryan Cos. are collaborating with three world-class design firms—Handel Architects in partnership with Austin-based Page and interiors by INC Architecture & Design—to create a mixed-use tower that looks to the future and draws on the city’s rich culture and creative spirit.

The mixed-use high-rise is Tishman Speyer’s second major investment in Austin. Last year, it acquired Foundry I and II, a recently completed two-tower development in East Austin that is 96% leased.

Ryan Cos. established its presence in the market in 2012, becoming a leader in commercial real estate in Central Texas. It has completed numerous projects, including the Oracle headquarters in East Austin and a 32-floor mixed-use tower development comprised of the Thompson Hotel and the multifamily community Sienna at the Thompson in downtown Austin.
