The Cordish Cos. has announced construction start dates for two upcoming multifamily projects in Kansas City, Missouri’s downtown Power & Light District. The $140 million Three Light Luxury Apartments will begin construction in May, and Midland Lofts, an affordably priced commercial building conversion, will begin this summer.
“We are extremely excited to commence construction on Three Light and The Midland Lofts and bring two cranes to the Power & Light District, a sign of new growth and energy downtown following an incredibly challenging year,” says Nick Benjamin, executive director of the Power & Light District and managing director of multifamily development for The Cordish Cos. “Each of these projects will be an important step forward in getting back to the business of downtown’s renaissance and will create over a thousand new construction jobs.”
Three Light follows the One Light and Two Light Luxury Apartments, which have remained 95% occupied throughout the COVID-19 pandemic. The building will stand 26 stories tall, containing 288 studio, one-bedroom, two-bedroom, and penthouse apartments; a seven-story parking garage with 472 parking spaces; and 7,600 square feet of retail space on the first floor. Hord Coplan Macht is the project architect, and RD Jones Interior Design is the interior designer.
Over 30,000 square feet of amenities include a deck overlooking the street below, an infinity pool, a bar, a demonstration kitchen, and a theater room. A sky bridge will connect Three Light and Two Light, allowing residents of both buildings to share amenities.
The Midland Lofts will be located in the historic Midland Office Building, which will include 139 studio and one-bedroom apartment units once renovations are complete. Local Kansas City firm Helix is the project architect for The Midland Lofts. Pricing for the units will begin at $700 per month, and amenities will include a coffee bar, an entertainment kitchen, seating areas, a conference room, a fitness center, a music room, a theater, and a rooftop deck.
“We are eager to bring the historic Midland building back to life as The Midland Lofts,” says Marnie Sauls, executive director of Residential Management for Cordish Living. “The residential renaissance of downtown Kansas City began with historic conversions and we think it is fitting as we begin this next phase of the renaissance that we are adding both high-rise new construction and a historic renovation of the highest quality to the Power & Light District.”
Both Three Light and the Midland Lofts are most robust projects than initially planned. Cordish originally intended to build 68 apartments at Midland, with one-third affordable to renters under 80% of the area median income. The current plan has more than double that number, and all the units at The Midland Lofts, as well as 20% of units at Three Light, are priced below the 80% AMI threshold.
Construction at Three Light is expected to be complete in May 2023, while The Midland Lofts is expected to be complete in Q4 2022.
