Tempo at Nine Mile Station in Aurora, Colorado, is embracing its residents’ active lifestyles. The 255-unit luxury apartment community is part of the Point at Nine Mile Station master plan, with planned connectivity to the nearby transit station via a pedestrian and bike bridge.
Developed as a joint venture by Mile High Development, Draper and Kramer, Koelbel & Co., and Urban Roots, with KTGY as the architect, Tempo features amenity spaces that promote the outdoors.
The centerpiece is the Colorado Room, which features branded e-bikes, scooters, and mountain bikes available for residents to borrow for free through a third-party app; a bike maintenance and wash station; and storage for residents’ outdoor gear, such as skis and bikes. The room, which is fob-accessed and monitored for security, also serves as a natural gathering space for residents and features a map that showcases bike trails in the surrounding area.
“The Colorado Room was designed to embrace the local outdoor lifestyle and highlight the community’s proximity to trails, golf, and water recreation. It provides convenient, shared access to and storage for gear that would otherwise take up valuable space in residents’ apartments, making it easier for them to get outside and be active,” says Ally Shulman, vice president of asset management at Draper and Kramer.
While the amenity is still gaining traction in usage, Shulman says it has been effective as a differentiator and marketing tool that reflects the Colorado outdoor lifestyle. The branded bikes also double as mobile advertising for the community as residents cycle throughout the neighborhood. In addition, the Colorado Room functions as a convenient, self-service amenity rather than staff-managed space.
Other features at Tempo include retractable doors that connect indoor and outdoor spaces, creating an open and social environment across the lobby, lounge, kitchen, and courtyard with a pool. Residents also have access to a top-floor fitness center and roof deck with mountain views.
Tempo also boasts sustainability features. National Green Building Standard certified, it includes energy-efficient systems, low-VOC materials, water-saving fixtures, and over 50 electric-vehicle charging stations.
