Related Group and Tricap recently closed on $141.5 million in financing for NoMad Residences Wynwood, the first residential concept from NoMad Hotels and its parent company, Sydell Group. In Miami’s Wynwood Arts District, the condominium tower broke group in September, and construction started the following month.

Related Fund Management, the investment management arm of New York’s Related Cos., provided a $51.5 million mezzanine loan, and Kennedy Wilson, a global real estate investment company, provided a $90 million senior construction loan for the project.

The nine-story, 329-residence tower will feature an eclectic, modern design crafted by South Florida-based Arquitectonica with interiors by DesignAgency. Ranging from studios to two-bedrooms, each home will boast floor-to-ceiling windows, private balconies, open layouts, and spa-like showers. The modern kitchens will offer premium Bosch appliances, Italian-style cabinetry with brass hardware, and stone countertops.

With packages curated by DesignAgency, each home comes fully furnished. NoMad Residences Wynwood is being developed with no rental restrictions in mind so that buyers have the option to rent their homes for any period of time. An in-house property management team will manage check-in and check-out processes for owners and their guests.

The property’s world-class food and beverage offerings, which will be open to the public, include a signature rooftop restaurant and a mixology bar concept, The NoMad Bar. The restaurant will be steered by James Beard Award winner Leo Robitschek, vice president, food and beverage, at Sydell Group and the former bar director for New York City’s three-Michelin Star restaurant Eleven Madison Park. On the ground floor, Casa Tua Cucina will feature an expansive open-kitchen concept offering Italian and Mediterranean fare.

Related Group

A full suite of resort-style amenities will include an expansive rooftop lounge with panoramic views of downtown Miami; a fully serviced pool and sun deck; private cabanas; a card room; a private dining room; and a state-of-the-art indoor and outdoor fitness lounge.

The NoMad Library and Lounge, on the ninth floor, will serve as a secondary resident hub and offer NoMad-curated experiences and events, shared work spaces, and more. Many of the walls throughout the building will showcase museum-quality works from the Jorge M. Pérez Collection, with sections of the building commissioned to artists in ode to Wynwood.

The condominiums are slated for completion in late 2025.
