More Than Hot Air

As HVAC Systems Become More Versatile, Federal Regulations Also Become More Stringent.

HOUSE DOCTOR: Not only does the IST Monitor save money in utilities and repair costs, but it can extend equipment life with limited interruptions to resident privacy. For this remote-control system, sensors are mounted on residents’ heating, cooling, or refrigeration equipment and connected via phone lines to the IST data center. If the monitor sees a problem, it notifies the data center, which alerts a service contractor who can potentially diagnose the problem remotely without needing to make a house visit.

IN THE ZONE: City Multi is a zoned, multi-unit heat pump system that will simultaneously heat and cool different zones in a building. Each zone has its own indoor unit to control air temperature with optimum energy-efficiency. One outdoor unit can serve up to 16 indoor units, but software can be installed that lets the building manager control or troubleshoot up to 2,000 indoor units from one location. A tenant billing option generates an invoice for each unit based on individual consumption.

FINE-TUNING: The TRS Wireless Steam/Hot Water Control System can be installed effortlessly in an older building in about one hour without the need to fish wire. It averages the temperature of up to 12 indoor locations and then compares those to the outdoor temperature to adjust the boiler. If one of the readings is out of whack (perhaps because of an open window), the system will automatically exclude it from the calculations. Managers can also respond quickly to resident temperature complaints through a remote monitoring feature.

WATER EVERYWHERE: This dehumidifier does more than remove moisture from the air; it converts that moisture to liquid water, which can be filtered for tap use or sent to the building’s irrigation system. This water-generating system may prove useful where water is scarce or expensive and can also reduce the latent cooling load on conventional HVAC systems. It also discourages mold growth.
