Real estate fund manager Origin Investments and Morgan Group, a vertically integrated investment and development firm, have partnered and broken ground on a multifamily development in San Antonio’s Brooks community. The first units are expected to be delivered in spring 2027.

The 324-unit Altitude at Brooks is in a qualified Opportunity Zone in the growing mixed-use community, which was created in 2001 to redevelop the former Brooks Air Force Base and is owned and managed by the Brooks Development Authority. The 1,308-acre community is touted as a live, work, learn, play, and stay destination for over 8,000 people, offering a wide range of living options, from multifamily to single-family; pre-K to medical school; job opportunities; restaurants; hotels; and ample green space.

According to the joint-venture partners, Altitude at Brooks is one of only three Class A multifamily communities in the area. It is the 11th equity investment commitment for Origin’s Qualified Opportunity Fund II and its first in San Antonio. The development marks the fourth development in the city for Morgan Group and the second at Brooks.

Jason Hauck, senior vice president of development for Morgan Group, noted that Origin Investments’ wealth of real estate knowledge and experience will enhance the joint venture. “We also want to express our appreciation to Brooks for the privilege of embarking on our second development within the thriving community,” he added. “Brooks is a dynamic, high-growth area of San Antonio that has attracted more than $1.34 billion in investment under its executive leadership.”

The garden-style development will be located on nearly 14 acres in the southeast quadrant of the Brooks community. Being developed as a series of 10 three-story buildings, it will provide 205 one-bedroom, 113 two-bedroom, and six three-bedroom units. Residents will have access to top-of-the-line amenities, including a resort-style pool, a spin and yoga room, a fitness center, a clubroom, a conference room, electric-vehicle charging stations, outdoor entertainment space, bike storage, and a dog park.

The development team includes Morgan Group as the general contractor, Bitterblue, Davies Collaborative, Pape-Dawson Engineers, and Benkendorfer + Associates.The development will join six existing and three future residential developments at Brooks. According to Origin’s Multilytics, it projects a 3.77% five-year average annual growth rate for the Brooks community.
