The first residents have begun to move into Upper Ivy, a 200-unit multifamily community that’s part of the Ivy Station mixed-use development in Culver City, California. Adjacent to the Culver City Metro E Line station, the transit-oriented project is at the epicenter of a growing creative and media district. Ivy Station’s ownership group is comprised of Lowe, AECOM-Canyon Partners, and Rockwood Capital.
The debut of the multifamily community is the first step in the rolling opening of the 500,000-square-foot Ivy Station. The 5.2-acre site will include an office building leased to WarnerMedia, which will house employees of its West Coast offices of HBO, Cinemax, HBO Max as well as its WarnerMedia Entertainment networks TNT, tbs, and truTV; The Shay, a 148-unit boutique hotel; and 50,000 square feet of ground-floor retail, including Equator Coffees, LA Ale Works, StretchLab, YogaSix, and Healthy Spot. The buildings are set around a landscaped outdoor space that will be programmed for a host of community activities.
“The opening of Upper Ivy is a major milestone in the completion of Ivy Station. We can now welcome residents to the property, and shortly they will be joined by employees of WarnerMedia in the office building and guests at The Shay Hotel,” said Tom Wulf, executive vice president at Lowe. “The area of Culver City is evolving, and Ivy Station sits at the center of a dynamic district. With the completion of Ivy Station, we are realizing our vision, shared by our partners and Culver City leaders, to create a new hub of energy, activity, and commerce that serves the community as well as the greater region.”
Upper Ivy, designed by KFA and managed by Greystar, features studio, one-, and two-bedroom floor plans along with penthouses and townhomes with rooftop decks. Most units have balconies with city and park views. The units include quartz countertops, wide plank floors, Whirlpool appliances, full-size washers and dryers, walk-in closets, and smart home features such as keyless entry.
The multifamily community features a wealth of amenities, including a resort-style pool in the center of the property with lounge and cabana seating areas as well as a nearby fire pit. The fitness center offers top-of-the-line equipment and classes in indoor and outdoor spaces. The communal Cabana Room, adjacent to the pool on the second floor, provides a comfortable area for residents with multiple seating areas, a fireplace, and big-screen televisions as well as a space for events such as movie nights and wine tastings. The community’s Club Room features games and seating, and residents have access to Upper Ivy’s record collection in the Vinyl Lounge. A coworking area with work spaces and equipment round out the amenities.
