Renters on both coasts are moving into brand-new multifamily communities this month from Mill Creek Residential, one of the nation’s most active developers and builders of rental housing.
Move-ins are occurring at Modera Lake Merritt, a 173-unit mixed-use development in Oakland, California, and pre-leasing has started at the 292-unit mixed-use Modera Creative Village in downtown Orlando, Florida, with move-ins beginning May 19.
Modera Lake Merritt, which is one block from Lake Merritt and in the Oakland Art District, has a Walk Score of 99 and puts residents in close proximity to cultural attractions, outdoor spaces, job centers, and transit.
“Residents will have no difficulties striking an ideal life balance with the energy of the city to one side and the serenity of the lake and open space on the other,” said Mike Kim, Mill Creek’s senior managing director of development for Northern California. “We’re eager to welcome our first residents to Modera Lake Merritt, which is one of the most desirable locales in the city and will offer a boutique feel. Our property management team is excited to offer a best-in-class living experience to match the stellar location.”
The community features six levels of apartments above the 1,650 square feet of ground-floor retail space and the lobby. The studio, one-, and two-bedroom floor plans, which average 710 square feet, offer two color themes and floor-to-ceiling windows for natural light. Other unit features include 9-foot ceilings, stainless steel Energy Star appliances, wood plank-style flooring, quartz cabinets, gas ranges, tile backsplashes, in-unit washers and dryers, and soaking bathtubs with tile surrounds. Select units also have breakfast bars in the kitchens, oversized closets, and floor-to-ceiling tile shower surrounds.
A rooftop deck with fire pits, grills, and expansive views highlight the amenities package. In addition, residents have access to a resident clubhouse and club-quality fitness center with cardio stations, a yoga studio, and a ballet barre. In addition, the community has a digital package room, bike storage, Wi-Fi in common areas, and controlled-access subterranean parking.

Modera Creative Village is located in Orlando’s emerging Creative Village. It is adjacent to the newly built Luminary Green Park and is part of a master development effort to transform the former Amway Arena area. In addition to the apartments, the eight-story mid-rise includes approximately 10,000 square feet of ground-floor retail.
“We’re excited to be a part of an up-and-coming neighborhood that has immediately become one of the most attractive destinations in the city,” said Damon Kolb, Mill Creek’s managing director of development in North Florida. “We’re prepared to offer a vibrant living experience that will match the charismatic area, and we’re eager to welcome our first resident base to this smart and sophisticated community.”
The community, which boasts a Walk Score of 80 and a Bike Score of 90, is in walking distance to Valencia College, the University of Central Florida’s downtown campus, Exploria Stadium, and Lynx Central Station.
It offers studio, one-, two-, and three-bedroom homes with two distinct color themes, 42-inch custom cabinetry, quartz countertops, tile backsplashes, stainless steel appliances, plank-style flooring, stackable washers and dryers, and smart thermostats. Select units include movable islands in the kitchens.
