Meeting the diverse needs of modern urban dwellers, Veranda offers 362 residences ranging from apartments to townhome-style and carriage house units. Developed by Wayfinder Real Estate, designed by architectural firm The Davies Collaborative, and built by OHT Partners, the community’s dense development model maximized the south Austin, Texas, land while minimizing its environmental footprint.
Set between Highway 71 and Carson Creek, Veranda balances urban development with preservation throughout its design. The community utilizes innovative soundproofing and strategic building and amenity placement to restrict roadway noise. By limiting the need for sprawling infrastructure, Veranda conserves valuable green space while fostering a sense of community among residents.
To connect residents further, architect Bill Davies says, “A key focus of the design was on crafting well-considered exterior spaces, including balconies that extend the interior environment, allowing residents to experience a harmonious indoor-outdoor living experience. The result is a community that feels both enduring and contemporary, offering a sophisticated yet inviting atmosphere for its residents.”
Enhancing residents’ experience, Veranda features a poolside clubhouse as a social hub and a stand-alone fitness center with cutting-edge equipment and spaces for health and wellness activities, among other amenities.
Winding pathways, landscaped courtyards, and lush green spaces complement Veranda’s façade. “The Veranda apartments exemplify a thoughtful blend of timelessness and innovation in architectural design,” says Davies.
“The design sought to create a lasting aesthetic, achieved through the seamless merging of clean, modern detailing with iconic residential forms. This timeless quality is further emphasized by the choice of rich brick materials and deep complementary tones, which enhance the building's connection to its surroundings.”
