When Philadelphia-based developer Dranoff Properties began constructing One Riverside in downtown Philly, the 22-story luxury condominium complex was designed to house 82 units in eight varying floor plans.

The company soon noticed, however, that suburban homeowners were selling their large single-family homes, relocating to the city, and requesting to customize the residences with multiple living areas and bedrooms. To accommodate its downsizing customers, Dranoff ended up opening last year with 68 units featuring 18 different plans.

The modern glass-and-steel tower, designed by Cecil Baker + Partners, is located in Center City by the edge of the Schuylkill River. Its reflective glass highlights the blues and greens of the Fitler Square park area, and its slim proportions and underground garage leave a minimal footprint.

In addition to floor plan flexibility, the developer aimed for luxurious design and five-star amenities. From the private motor court and valet service to a 60-foot lap pool and drying deck, residents enjoy an abundant package of luxury features. Even a hospitality suite is available for residents to accommodate additional guests.

Outdoor spaces were another main component to the project. With many residents moving in from the suburbs, the team wanted to provide them with ample open space and outdoor areas. A large landscaped garden, a ground-level terrace with an outdoor kitchen, a grill and fire pit overlooking a rain garden, and a sundeck were all included in the building’s design.
