Peregrine brings sustainable, affordable housing to the Mississippi Riverfront in Minneapolis.
Replacing a longtime pizza business that had been on the site, the new development features 163 units to support families in the Hawthorne neighborhood.
Designed by UrbanWorks Architecture, Peregrine comprises six- and seven-story wings connected at the center, providing outdoor spaces on both sides for residents to socialize and children to play. The wing-like eyebrow that extends over the building entry evokes the image of a bird’s wing in reference to the development’s namesake—the Peregrine falcon.
The exterior is clad in textured, metallic copper panels, creating a rich play of light and color throughout the day. Amenities include a community room, flexible work areas, a fitness center, and an indoor youth activity room.
“Peregrine is on a prominent corner along the riverfront and enjoys phenomenal views of the water and downtown skyline,” says David Miller, principal and partner at UrbanWorks Architecture. “It is prime real estate that might otherwise have gone toward market-rate housing.”
Instead, the prior property owner selected developer Schafer Richardson to purchase the land and create a project that would provide needed affordable homes for residents earning between 30% and 80% of the area median income. There’s also commercial space.
Notably, the development is also loaded with green features, including a rooftop solar array, high-efficiency mechanical systems, and water-conserving plumbing.
“The success of this project is due to the dedication of so many team members,” Miller says. “Despite hurdles, we have this vibrant community that’s home to residents of all backgrounds. Our hope is Peregrine will inspire more sustainable, high-quality, mixed-use housing projects in the future.”
