In tune with the other new developments part of Washington D.C.’s Southwest Waterfront revitalization, Mill Creek Residential’s Modern on M merges its hip, urban setting with timeless, modernist style. The seven-story, mid-rise community includes 276 residences, with a unit mix of studio, one-, and two-bedroom homes, contemporary amenities and conveniences, and 3,900 square feet of ground floor retail.

Of its most notable qualities, a posh, elevated wine bar covets a corner spot seven floors up and performs double duty as an indoor-outdoor amenity space when pocket doors open to an inviting al fresco social terrace.

Inside, residents can gather at the sleek white wine bar, surrounded by colorful artwork, mixed materials like wood-paneled walls and dark tile floors, and matching white pendant lighting. Modern lounge furniture, chic cow-print bar stools, and the glow of backlit bar shelves set the stage for intimate gatherings with friends.

The wine bar flows outdoors to unveil oversized patio sofas, coffee tables, cozy floor lamps, and a flat screen television, all designed to evoke the feeling of lounging in an outdoor living room. There, users can also rest on perimeter seating next to the glass railings to witness unmatched panoramic views of D.C.’s skyline and the adjacent Potomac River.

Although Modern on M does not rent the outdoor terrace to outside guests for additional revenue, residents are able to rent the wine bar out for private events like showers and birthdays for $250 per four hours.

Since the project’s completion in June 2019, the space, specifically the ample outdoor seating and views, is a favorite among residents for afternoon get-togethers and community events, according to the developer.

“This space proves to be conveniently versatile, and there are no limits to its uses,” the developer says. “Aside from social gatherings, residents are taking to the rooftop terrace with laptops in hand to study or work, while others come up to quietly catch a game on the big screen. Whether for work or play, this flexible space has been one of the most used amenities at Modern on M.”
