
On a tight site on a high-traffic street, Dominion Properties orchestrated a project that converted an underutilized structure at the end of its life into an environmentally sustainable, luxury apartment development.
The property is oozing with green features, including ground-source heat-exchange wells and servicing heat pumps in each apartment; a gearless elevator that requires no machine room and consumes approximately one-third less energy than standard elevators; and a rooftop solar array that generates electricity while offsetting its usage, allowing the building owner to offer heat, air-conditioning, and electricity at no extra charge to tenants.
Dominion added two floors on top of the existing structure that were constructed with panelized 2x8 wood framing studs and mineral wool insulation. The advantages of mineral wool are its superior thermal and acoustical insulation quality; lower energy needs in production; and few added chemicals. This approach contrasts with conventional apartment buildings that are constructed using 2x4 or 2x6 framing and built on the jobsite, which produces great amounts of waste, according to Dominion. Even before the developer was given an occupancy permit for Sage on Prospect, 32 of the 34 units were leased. The target market includes young professionals and seniors moving back to the downtown.
